Terms & Conditions

1. Definitions
- "Agreement" — these Terms and Conditions, together with any service engagement letter or confirmation email
- "We / Us / Our" — Pulau Abode, operating from 3 Dalvey Road, Singapore 259498
- "Client / You" — any individual or corporate entity engaging our services
- "Services" — residential advisory, documentation management, and/or the Distinguished Living Programme as described on our website and service documentation
- "Property" — any residential real estate presented, viewed, or managed in connection with our Services
2. Acceptance of Terms
By engaging Pulau Abode's services — whether by signing a service agreement, submitting an enquiry form, or verbally confirming engagement — you accept these Terms and Conditions in full. Engagement of our services is available to individuals aged 18 and above who have the legal capacity to enter binding agreements.
3. Description of Services
Pulau Abode provides the following residential advisory services in Singapore:
- Personalised Residence Search — property identification, shortlisting, and viewing coordination (from SGD 195)
- Tenancy Documentation Management — preparation, review, and management of tenancy agreements, inventory checks, and stamp duty filing (from SGD 740)
- Distinguished Living Programme — comprehensive residential advisory including search, documentation, ongoing stewardship, and departure support (from SGD 1,420)
Service scope and fees will be confirmed in writing prior to engagement. Services are available within Singapore only.
4. Fees and Payment
Our advisory fees are as specified at the time of engagement. All fees are stated in Singapore Dollars (SGD) and are subject to prevailing Goods and Services Tax (GST) where applicable.
- Fees are payable as specified in your engagement confirmation
- Payment may be made by bank transfer or such other method as agreed in writing
- Outstanding fees not paid within 14 days of the due date may attract interest at 1.5% per month
- Our fees are separate from and in addition to any rental or deposit amounts payable to the property owner
5. Refund Policy
Given the advisory and professional nature of our services:
- Fees paid for services rendered up to the point of cancellation are not refundable
- Where a service has not yet commenced, a full refund may be requested within 7 days of payment
- Fees are not contingent on a tenancy being successfully concluded, unless this is expressly agreed in writing
6. Client Responsibilities
In order for us to provide our services effectively, you agree to:
- Provide accurate and complete information about your requirements, financial capacity, and personal circumstances relevant to your tenancy application
- Attend or confirm viewings within agreed timeframes
- Communicate any changes to your requirements or circumstances promptly
- Conduct your own due diligence where appropriate, in addition to our advisory
- Deal honestly with us, with property owners, and with third parties throughout the process
7. Conduct and Acceptable Use
You agree not to use our services for any purpose that is unlawful under Singapore law, including but not limited to: money laundering, fraudulent tenancy applications, or misrepresentation of identity or financial circumstances. Pulau Abode reserves the right to terminate engagement if such conduct is identified.
8. Intellectual Property
All content on our website — including property descriptions, narrative overviews, photographs, and written materials — is the intellectual property of Pulau Abode or its licensors. You may not reproduce, distribute, or use this content for any commercial purpose without our written consent.
9. Disclaimers
Our services are advisory in nature. We do not make any assurance as to:
- The availability of any specific property at the time of engagement
- Landlord acceptance of any application or offer
- Future rental values or market conditions
- The condition of any property beyond what our advisors have assessed in person
Clients are encouraged to seek independent legal advice before signing any tenancy agreement.
10. Limitation of Liability
To the fullest extent permitted by Singapore law, Pulau Abode's liability to you in connection with any service shall be limited to the fees paid by you for that specific service. We shall not be liable for any indirect, incidental, or consequential losses arising from our advisory, including losses arising from tenancy disputes between you and your landlord.
11. Indemnification
You agree to indemnify Pulau Abode against any claims, damages, or costs (including legal fees) arising from your breach of these Terms, your misrepresentation to a property owner or third party, or your unlawful conduct in connection with a tenancy.
12. Termination
Either party may terminate a service engagement by providing written notice. On termination:
- Fees for services rendered prior to the termination date remain payable
- We will return any client documents in our possession within 14 days
- Obligations of confidentiality and data protection continue beyond termination
13. Governing Law and Dispute Resolution
These Terms are governed by the laws of the Republic of Singapore. In the event of a dispute, both parties agree to first attempt resolution through good-faith discussion. If unresolved within 30 days, disputes may be referred to mediation under the Singapore Mediation Centre before any legal proceedings are commenced. The courts of Singapore shall have non-exclusive jurisdiction.
14. General Provisions
- Entire Agreement — these Terms constitute the full agreement between the parties, superseding all prior discussions or representations
- Severability — if any provision is found unenforceable, the remaining provisions continue in full force
- Waiver — failure to enforce any term does not constitute a waiver of the right to do so in future
- Assignment — you may not assign your rights under these Terms without our written consent
15. Changes to These Terms
We may update these Terms from time to time. Changes will be communicated via our website at least 14 days before they take effect. Continued use of our services after that date constitutes acceptance of the revised Terms.
